K9 Resorts to Open State-of-the-Art Dog Hotel in Greater Washington, DC Area

K9 Resorts Luxury Pet Hotel, the multi-award-winning national pet care brand known for its cage-free , five-star guest service, and enriching daycare services, announced today that it will open its newest location this fall in Sterling, Virginia at 11 Pidgeon Hill Drive, adding a standout premium provider to the greater Washington, D.C. and Northern Virginia community.

The 7,000 square-foot resort, which will also boast nearly 3,000 square feet of outdoor play areas, can accommodate over 100 dogs for daily boarding and daycare. Every detail, from the custom layout and sound-reducing walls to the hospital-grade clean protocols, reflects the high standards for which K9 Resorts has come to be known.

K9 Resorts Sterling will be the 53rd location for the brand and its second location in Virginia, with the other location in Virginia Beach. New Jersey-based K9 Resorts was founded in 2005 by Jason and Steven Parker, brothers and industry pioneers who have helped evolve the commercial pet care industry over the past two decades. K9 Resorts has won six pet care excellence awards from the International Boarding & Pet Services Association (IBPSA), a leading global professional association, by far the most awards for any brand in the pet care space.

The Washington D.C./Northern Virginia metropolitan area’s established and family-oriented suburbs – home to many busy professionals and dog-loving families who want the very best for their pets – make Sterling a natural fit for K9 Resorts’ premium pet care.

K9 Resorts Sterling will mark the 20th location operated by LPHI, making it the largest K9 Resorts franchisee by number of open resorts.

LPHI also announced it has hired Coby Shepard to serve as General Manager of K9 Resorts Sterling. Shepard previously served as GM of K9 Resorts Scottsdale and brings years of hands-on experience in pet and animal care. Prior to joining K9 Resorts, Shepard worked for more than 15 years in premium hospitality, including management roles at upscale, guest-focused venues and national veterinary and pet-care companies. He is certified in Animal First Aid and CPR.

The K9 Resorts Difference

K9 Resorts Sterling will offer year-round boarding, small and large dog group daycare, and individualized daycare options. The resort will feature signature elements like hospital-grade ventilation systems, antimicrobial flooring, all-inclusive meals, and spacious suites.

Local Economic Impact

LPHI will invest more than $2.1 million to build the K9 Resorts Sterling location, with construction managed through 18 local subcontractors. Once fully staffed, the resort will employ approximately 23 people, including management.

The K9 Resorts Sterling opening comes as the U.S. pet care industry topped $158 billion in 2025, with 94 million U.S. households – roughly seven in ten – now owning a pet, according to the American Pet Products Association.
